Home Buying Process

The home buying process is complex and can be intimidating, as it is one of the biggest decisions and largest purchases that most people will ever make. But, with the right agent, broker and team of associated professionals taking care of you through every step of the process . . . it should be fun and exciting!

  1. Buyers Consultation
    Establish home search criteria (Must-haves/Have-nots), budget, location and schedule, etc.
  2. Mortgage Pre-Approval
    One of the most important steps in buying a home is getting financing. Before you even start searching for your dream home, you should talk with a lender to determine what you can afford and learn about what types of loans are available.
  3. Choosing a Realtor/Broker
    Experience, Availability (full-time agent?), Area Knowledge/Expertise, past client testimonials, comfort level/fit with you/your family needs.
  4. House Shopping
    Review and narrow homes matching your given criteria, agent scheduled private home showings, Evaluate homes for potential costs/expenses, re-sale, schools, transportation and lifestyle.
  5. Making an Offer
    Draft and negotiate offer terms and conditions that provide for what you want/need and gives you an edge over other offers.
  6. Offer Acceptance
    Upon offer acceptance – A Buyer’s Earnest Money Deposit is required, home inspections, title work, closing services and appraisal are scheduled.
  7. Contingencies
    Inspection(s), Financing, Appraisal, Home Owners Association, Home Sale, Other. These contingencies are required to be completed as per the accepted Purchase Agreement terms and conditions.
  8. Closing
    Typically closings occur approximately 4-8 weeks from the final acceptance date as per the terms of and conditions of the executed purchase agreement. Once all the terms and conditions of the purchase agreement have been fulfilled, and all closing conditions satisfied, the transaction is closed and the safe and accurate transfer of property and money has been accomplished.
  9. Move-In
